Virginia Real Estate Salesperson Examination
The Virginia Real Estate Salesperson Examination is the Commonwealth's licensing exam for salespersons, conducted by PSI under the Virginia Real Estate Board (DPOR): a computer-based, closed-book multiple-choice exam taken in one sitting of 150 minutes, made up of an 80-item National portion (105 minutes; pass 56/80) and a 40-item Virginia State portion (45 minutes; pass 30/40), delivered daily at PSI test centers for a USD 60 fee paid to PSI, with live remote proctoring also offered subject to system requirements.

Questions120 scored multiple-choice items in one sitting: 80 national-portion items (80 points) plus 40 Virginia state-portion items (40 points); in addition, 5–10 unscored 'experimental' items may be administered, and the time to answer them does not count against the exam time
Testing time150 minutes total for both portions in one sitting: 105 minutes for the national portion and 45 minutes for the state portion (plus an untimed tutorial; time spent on unscored experimental items does not count)
ScoringEach portion must be passed separately: salesperson candidates need 56 of 80 on the national portion and 30 of 40 on the state portion (broker candidates need 60/80 and 38/50 for reference)

Exam structure
Two closed-book multiple-choice portions in one sitting. National portion (80 items, salesperson weights): Property 8%, Land use controls 5%, Valuation and market analysis 7%, Financing 10%, General principles of agency 13%, Property disclosures 6%, Contracts 17%, Leasing and property management 3%, Transfer of title 8%, Practice of real estate 13%, Real estate calculations 10%. Virginia State portion (40 items by topic): Licenses 8 items, Escrow accounts 2 items, Disclosure requirements 10 items, Definitions and agency relationships 12 items, Virginia Fair Housing Law and Regulations 4 items, Laws specific to real estate practice 4 items. Broker national questions may carry up to two points each (broker only).
Where rules vary
Virginia licensing examination required for a Virginia salesperson license, made up of a national portion and a 40-item Virginia law/rules portion; licensees of other states applying in Virginia sit ONLY the state portion ('Los titulares de licencias de otros estados deberán presentarse ÚNICAMENTE a la parte estatal del Examen para la Licencia Inmobiliaria de Virginia').
Eligibility
At least 18 years of age with a high-school diploma or equivalent; completion of a 60-hour Board-approved 'Principles of Real Estate' prelicense course (the education provider reports the completion record to PSI, which enables registration); electronic fingerprinting for a Virginia and national criminal-history check is required at a Virginia PSI test center during regular exam hours (Johnson City TN and Salisbury MD do not offer fingerprinting); out-of-state licensees sit only the state portion
Retake policy
A new appointment cannot be made on the same day as a failed attempt (a candidate failing on a Wednesday can rebook on Thursday and retest as soon as Friday, subject to availability); each retake requires re-registration and payment of the exam fee again; appointments must be canceled at least two days before the exam date or the fee is forfeited; no attempt limit is published
