Pennsylvania Real Estate Salesperson Licensing Examination

The Pennsylvania Real Estate Salesperson Licensing Examination is the two-part state licensing exam authorized by the Pennsylvania State Real Estate Commission and delivered year-round by Pearson VUE: a National/General portion of 80 scored questions in 150 minutes and a Pennsylvania State-specific portion of 40 scored questions in 60 minutes, each requiring 75% to pass; both portions are required for licensure (national portion waivable for recent active out-of-state licensees), and the exam is offered in English and, since November 2025, in Spanish at test centers.

Where rules vary

Pennsylvania salesperson licensing examination required by the Pennsylvania State Real Estate Commission; divided into a national portion and a Pennsylvania state-law portion, both required for licensure. The National portion is waived for candidates actively licensed in another jurisdiction within the past 5 years.

Eligibility

At least 18 years old; at least a high school graduate or equivalent; and either completion of 5 credits or 75 hours of Commission-approved basic real estate courses, or a bachelor's degree majoring (or equivalent coursework) in real estate, or a juris doctor degree. National portion waived for candidates with a Certification of Licensure showing active licensure in another jurisdiction within the past 5 years. Builder/owner salesperson candidates register directly with Pearson VUE via Clarus

Retake policy

Unlimited attempts within the 5-year salesperson authorization (from the earliest required course completion); only the failed portion need be retaken; a previously passed part may not be retaken; 7-day wait between OnVUE attempts; reexamination reservations may not be made at the test center; new fee per attempt
