The South Carolina Real Estate Associate Examination is the two-portion computer-based licensing exam (80-item national portion plus 40-item South Carolina state portion, 200 minutes total) administered by PSI Services LLC under contract with the South Carolina Real Estate Commission (Department of Labor, Licensing and Regulation); candidates must be preapproved by the Commission (eligibility valid 1 year), must reach 56/80 correct on the national portion and 28/40 on the state portion, and may retest on an unlimited basis during the 1-year eligibility period.

National portion (Real Estate Principles and Practices, 80 items for the Associate; topic weights: Property Ownership 10%, Land Use Controls 5%, Valuation 8%, Financing 10%, Contracts 19%, Agency 13%, Property Disclosures 7%, Property Management 3%, Transfer of Title 6%, Practice of Real Estate 12%, Real Estate Calculations 7%). State portion (South Carolina Real Estate Laws and Real Estate Commission Rules, 40 items: Commission and Licensing Requirements 9 items, Statutes Governing Activities of Licensees and Non-Licensees 11 items, South Carolina Agency and Non-agency Relationships and Issues 11 items, Additional South Carolina Statutes and Topics 6 items, Closing Details 3 items). One multiple-choice question appears on screen at a time and answers can be changed until time runs out
A single South Carolina real estate associate examination (national portion plus South Carolina state portion) used statewide; delivered at PSI examination centers in South Carolina (Greenville/Spartanburg, Columbia, Charleston, Beaufort/Hilton Head, Myrtle Beach), at a Charlotte, NC center, and at other PSI centers across the United States by out-of-state request
Apply to the South Carolina Real Estate Commission and be approved BEFORE registering with PSI: obtain the required education eligibility (e.g., hours of education) in advance, receive an Examination Eligibility letter (valid 1 year); per LLR, after application approval LLR emails exam registration information and PSI needs about 48 hours to import the authorization to test into its system before scheduling
Unlimited retests during the 1-year eligibility period (only the failed portion need be retaken; both portions must be passed within the year); no new appointment can be made on the same day as testing — a candidate who tests unsuccessfully on a Wednesday can retest as soon as Friday depending on space availability; rescheduling without forfeiting the fee requires notice 2 days before the appointment
